Not recommended!
The hotel is old as England. Some of the wooden beams in the ceilings are going to collaps some time soon: there are so many worm holes in them, it's hard to believe they still hold up. The shower is an every day adventure: do I get hot water today? Does the temperature change from ice cold to burning hot in a blink of an eye? Does another guest drain his bath tub and I get the water fed back into mine?! The place is very typical british, but it is very run down. Service is fair at best.

It is a very old building and as such it does not have the pristine condition that more modern hotels.provide. However it has character, history and the staff work hard to help in any way that they can. The breakfast is highly recommended and the bar is busy and lively. Good value and great service.

Dated but comfortable
We stayed in a family room which was spacious and clean, but unbearably hot. It was 26° on the day we stayed, and because of the hotel holding a beer festival outside into the early hours of the morning, we could not open the windows as the children would not have slept. As this is an old, period property, understandably there is no air-con, but the temperature really was unbearable. The rooms are dated, and although I understand the character of the building needs to be kept, some updating would not go amiss. The bathroom in particular was probably older than I am, and the shower was poor. The beds were comfortable and clean, and there were good facilities in the room, including ironing equipment and tea/coffee making facilities. Breakfast was included and was really lovely, and we couldn't fault the service, but the room price was high for what we got, particularly with the beer festival on, which took over the whole hotel and car park. We were not notified this was happening prior to our arrival. The hotel can charge what it likes as there is little competition for family rooms in Harleston, and although I can't fault the staff and service, I do think this hotel is overpriced and in need of freshening up.

Nice old hotel, lots of nice period features although at some point, doors had been replaced by rather low quality ones that detracted from the ambience. The room was ok. The bed not the largest but comfortable. The bath with overhead shower wasn’t the best, I’m still amazed that hotels still seem to think that shower curtains are still acceptable. The extractor fan wasn’t working and judging by the musty smell, this wasn’t a recent fault. I must stress though that overall the room was ok and we would stay again. Noise from outside late at night was more than I expected. If we stay again I will remember to ask for a room at the rear. Also, finding the car park is fun due to the one way system. (Hint- go almost out of town and come back down a parallel road...) Breakfast was excellent and the staff were friendly, helpful and helped make the stay quite enjoyable

A lovely, old fashioned hotel, privately owned.
An historic building so no mod cons in this lovely old fashioned hotel. Rooms are large and bathrooms adequate although dated. Didn't worry me at all as the staff were great (although a bit thin on the ground)! If you want a hotel were old fashioned values count this is the one for you. Situated in a lovely market town it's a gem as long as you are not looking for a modern plastic chain. The food is brilliant also.

Ok for an overnight stop
Nothing wrong with this hotel. Just a bit tired looking and not much to recommend it. There was a big party in thd function room and only 1 member ocf staff to do everything. I guess jt is quieter normally

Tired
The hotel is full of character but certainly shows its age. The shower in our room did not work and we were unable to switch off the radiator so it became overly hot. Very friendly staff and we had an excellent evening meal there. Was also in an excellent central location for everything we needed.

Nice country hotel
The Swan oozes local charm and is good value for money. A good breakfast, great beer and the host with the most. Rooms and plumbing are very dated but that is a part of the charm, I will certainly stay again in preference to other establishments I have used in the same area.

A nicely restored inn with a history
The staff is friendly and helpful. I enjoyed dining downstairs and imagining myself chugging a beer there, back in the day, sitting across from my ancestor Edward Fuller. The town is delightful. St. Mary's Church is magnificent, a legacy in my family and well worth a visit.
