On arrival there was no one on reception keys left in envelope, there was no one there pretty much after 3/4pm each day. The Room was OK nothing special, dated but more so unloved. Bed was uncomfortable, Definitely Not a boutique Hotel, There was building/repair work Going on at the hotel very early in the morning Loud drilling and banging waking us up right outside the room, I think we should have been informed of this prior to booking or on arrival and a complimentary breakfast for the inconvenience should have been the least what they could have offered. location was fantastic it’s a shame it could be an amazing little guest house and a bit more attention to detail and care regarding their guests, Seems there were only 6 rooms, it was my 40th Birthday and valentines wedding anniversary they were aware of this just a simple bottle of Prosecco in the room would have been really thoughtful on arrival but there’s definitely no extra mile here, not even an inch, Prosecco charge was €50 euro a bottle, it was €9 euro in a little shop round the corner, again charging maximum for little in return, loved Venice and will return probably next year but not to this guest house

In good location. Terrible service. small.
We stood at the entrance for a good 10 minutes to try and get someone to unlock the door for us. We called the number 3 times and we kept getting hung up on. Did not know you had to put card in to turn on lights. Went and asked if lights worked in the room and the man at the desk mentioned nothing about a card. Just said yes. Took another traveling companion to come to my room and let me know what turned on the lights. The clerk only wanted our money and to leave him alone so he could be on his phone or computer. Not friendly or helpful.

Buyer beware!
Please do yourself the favor of spending a bit more money on a nicer hotel. Venice was the last stop of our Italian vacation, and we were so excited! Upon arriving at the hotel-- the room was filthy, reception refused to turn the AC on (it was 92 F in the room), breakfast was pitiful, the bathroom hadn't been cleaned, bugs crawled on the floor, and the furniture looked like it hadn't been updated in decades. There is a reason they make the hotel non-refundable-- so you're stuck in a miserable room for the remainder of your stay. The ONLY nice thing was the location. We were so close to everything we wanted to do.

Centrally located to everything!
Love the location!!!! We were minutes away from everything. Wish room was a bit bigger. I would stay there again but get the bigger room. People at desk were friendly, but not as helpful as others in other areas. From here we walked all over, you can also get a transportation pass where u can hop on and off any of the water buses to get to other areas if you didnt want to walk.

Great little hotel
This is a very small hotel and we arrived in the evening so there was no one at the desk. However the buzzer at the front door quickly connected us with the manager who buzzed us in. Our room keys were waiting for us in an envelope at the reception desk. The rooms were beautiful, clean, quiet, and comfortable. Leaving our bags after we had checked out was no problem. Very nice stay.

Poor customer service
There's no staff there at all. No breakfast even though it was advertised and no one to ask for recommendations. When we set out everything was still closed and it took us a long time to find an open coffee shop. The one staff we encountered was unfriendly and did not speak English.
