Have stayed here years ago, so thought we would return as here on business. Changed owners, although old owners names still on name plate outside. We arrived early and was kindly allowed in our room by 12. This was helpful. Greeted by 1 of the owners who was keen to introduce himself as gay and has bipolar thats why him and his partners have dogs for support. This was absolutely fine with us. Asked us with a tick sheet about breakfast Purely offered egg bacon sausage black pud beans tom. Thats it. Room was 1. Double bed, but tiny room . Tiny shower room/ toilet with tiny sink. My partner 6ft 9 couldn't sit on toilet with door closed no room. Toilet brush filthy and rusty ceiling in shower stained not clean bathroom not clean behind toilet. Bedroom carpet crumbs around skirting boards didn't look like been hoovered at all. Mattress protector stained in 3 places, however sheets were clean. There was a tv on the wall which was a good size! I think this room was really only suitable for a single person. We went down for breakfast the following morning , i was asked tea or coffee and toast ? For some reason he didn't se to want really to acknowledge my partner at all, sort of just went through me for everything ! Halfway through toast we were present with breakfast. Literally what was on the tick off sheet. 1 of everything. Very small for me which was ok for me but by partner would have liked the option of a full English breakfast which was advertised in there room booklet.

Couldn’t fault this lovely little B&B. Just what we needed to get to Winter Gardens for my daughters dance Comp. Lovely hosts and met their lovely Dogs, Gucci and Armani. Had a lovely breakfast in the morning. Thanks for a great stay.

Would not hesitate to stay again
On entering the manor grove, we felt very welcomed. The lounge and dining room was well presented, very clean. Our room the same standards. Perfect for what we needed. Their 2 dogs were gorgeous. Great location close to everything in walking distance. Lovely stay :)

Excellent hotel.
We had a lovely welcome. The hotel owner was very friendly and helpful. The hotel was very clean and our room was very clean and comfortable. Breakfast was delicious. We would definitely stay there again. It was very close to the promenade, beach front and town centre. A very easy walk to Blackpool tower. Thank you so much.

Highly Recommended
We couldnt have chosen a better place to stay. Very reasonably priced, a 5 minute walk to Blackpool Tower and the shoppping centre and a clean and comfortable guest house. On top of that Nathan & Roman (and their dogs Armani & Gucci) are the perfect hosts - genuine, friendly and welcoming, and Billy cooks a top notch breakfast. Parking off site in a very secure car park a 5 minute walk away and also very reasonably priced. We're already looking forward to our next stay.

Lovely and friendly b & b
We had a very warm welcome at the manor grove, the guys could not do enough to make our stay as enjoyable as possible. I went with my daughter & 3 grandchildren and although our 1 year old made quite a mess at breakfast we were'nt made to feel like a nuisance which was very much appreciated

A very pleasant stay
Nathan and Roman are two great hosts and we had a lovely stay. It was just for one night but we would happily have stayed more. Our rooms were comfy and cosy, and breakfast was excellent. Also, I have to say it is one of the cleanest B&Bs I have ever stayed in. Thank you for your warm welcome and hospitality.

Lovely stay at the Manor Grove, very welcoming and lovely clean rooms. The Breakfast was perfect and even had enough choice for children wich made our son happy. Big box of toys downstairs to keep the children entertained. Having the family room at the front with the view of Blackpool tower was amazing especially at night when it lit up was a beautiful view. Will definitely be staying again the next time we visit Blackpool. Thankyou both for such a lovely stay

Just can’t fault the place truly enjoyable stay
Nathan and Roman run a lovely establishment and it was a pleasure to stay. They let you know what you need to know and make you feel welcome. Breakfast was deliciously prepared by Roman and served with a smile from Nathan and they make sure it arrives hot and tasty. Would definitely recommend a stay here and will certainly visit again if we are wanting to stay in Blackpool

Fab little place.
The hosts were so very welcoming and couldn't do enough for us. The location of this cosy, comfy and very clean b&b is very close to the Winter Gardens. We will most certainly use Manor Grove on our next visit.

It was such a lovely friendly hotel. So clean and great friendly service. Nothing was too much trouble for them Lovely clean sheets and towels. Even good quality toilet paper ! And all the little extras loved the hot chocolate drink at night! Really good breakfast .
