Wonderful property and staff, but could be noisy
This bed and breakfast was newly updated, very comfortable, had an extremely attentive staff, and a delicious breakfast. The only reason we can't give it 5 stars is due to the noise level. The walls and floors are very thin and if you are unlucky enough to have active neighbors, it will ruin your stay. We were up till 4:30am while the wedding party goers were stomping around above us. I can't blame the property owners or staff...it's not really their fault and this is what you sign up for in a bed and breakfast when you are essentially rooming with others in a home converted into a hotel. I would consider staying again, but would never stay on the first floor again. The ear plugs available in the breakfast area should have been clue!

Close to waterfront.
This is a great place. The women who welcome you, clean your room, and make breakfast for you, are incredible! The room looked updated. The bed was comfortable. Breakfast was excellent every morning. The view deck was a great place to have a glass of wine and relax! So many food choices in Newport! Outlook Inn is walkable to the waterfront. Our room smelled of air freshener, when I asked to not have that in my room they were very accommodating! The Inn is on a busy street and you can hear that noise (we had a front room so unsure if other rooms are the same). We also could hear the couple above us. We still enjoyed our stay!

Perfect location in Newport
Perfect location walkable to wharf, restaurants, and shopping. Lovely room and large enough for a couple. The inn keeper was delightful- she and her team prepared fabulous breakfast and served on a beautiful third floor terrace overlooking the water!

The Outlook Couldn’t Be Better
It’s no wonder that so many reviews for The Outlook Inn mention the host, Serena. She was so helpful and welcomed us with a huge smile. The Outlook Inn was the perfect location for our stay, on beautiful Spring Street, a short walk to Thames Street’s restaurants and shops but on a quiet street for a comfortable nights sleep. Our room was on the top floor and was very spacious, beautifully decorated and had the most amazing shower room. The toiletries were generous and smelt lovely. The outdoor deck & balcony had beautiful views over the harbour and was a great viewpoint for the sunset. Breakfast was incredible, fresh cooked every morning by Claudia. Perfect eggs and amazing cinnamon French toast. All day tea & coffee was available including take out cups and treats. This property is beautiful, very clean and well presented. I cannot comment about the property because we left before checking in. During the booking of the b&b, we were told that there was parking "nearby". Upon arrival, the area was crowded and we could not find a spot anywhere to check in. The "driveway" next to the inn could accommodate a Mini Cooper, but not our 4Runner. When I called the Outlook staff, I was told that there was parking a half a mile away at a mall, but they would not give us a parking pass until it was time to check in. We would have had to drive around for 3 more hours, so we left and went home. The booking agent should have been clear that there was not parking near the Outlook Inn. 1\2 mile is not "nearby".

Outlook Inn exceeded my expectations. It was a beautifully remodeled inn on a quiet but convenient street. The room and bathroom were spacious and comfortable. The breakfasts were delicious and were different each day. It was wonderful to start each day with breakfast on the deck overlooking the harbor. I would happily stay at the Outlook Inn the next time I visit Newport.
