Stayed here for three nights, and really enjoyed it. We used it as a base for visiting Assisi, Gubbio and Perugia, all of which are within an hours drive. Lovely restored building, with charm and character, friendly staff, an excellent choice at breakfast and overall, very good value for money. Didn't use the restaurant in the evening, so can't comment, although it seemed popular, even with the limited menu. The pool is not very big, but it was clean, and we saw it being maintained every morning.
You'll need a car if staying here, as it's in the middle of the countryside, and the drive from the road is about a 3-4km long. The nearest village doesn't have any facilities worth noting either.
