The guesthouse is a reasonable option for a short term visitor to central Reykjavik. However, it fails to deliver on its promise to provide safe storage of luggage. The luggage room is unlocked, unsupervised (since there is never anyone at reception) and easily accessible not just to all guests but to anyone on the street who knows the outer door code which appears never to change. For that reason we had to abandon our booking and move to different accommodation.

Sleeping was challenging
The guesthouse has no control over the music coming from the street (teenagers playing loud music across the street until very late at night) or the bar downstairs, nor can they do anything about the noise of the pipes. Nevertheless, I would not stay in that particular room (#6) again because sleeping was very difficult. My son stayed in a studio at this guesthouse and did not experience any of these problems, so I think it is limited to that room.

Ick. What a dump. This place was nothing like the pictures of the outside or the inside. The window was broken, the, not reachable balcony was either covered in either mold or just filthy. The toilet seat was cracked, which gives a nice pinch to your thigh when you sit. The shower drips incessantly . The furnishings were a hodgepodge of old junk, and you can hear every foot step up stairs and using the stair case. And the shades were wonky, so they didn’t cover the window. On the flip side, the staff communicated with us very well and the beds were very comfortable. But that’s hardly a trade off.

We were a group of 5 with young kids and were housed in two separate buildings even though we did try and communicate ahead of the trip. To get to the different buildings require you to go outside and come back in. The two properties are very old and it shows. The kitchen in the "A" building needs a lot of work where the kitchen in the "B" building is nice. We also tried to make changes to our booking (decrease the stay by one day) but via the website we could only cancel the entire stay and rebook at a higher costs. When we reached out to the operator we only received a response after we already left. I will admit that the location is nice to be used as a base location as it is close to all of the tour bus stops.

This is a good choice if you are on a severely restricted budget, but if you can afford it, choose something in a better category. There are no blackout curtains, and the curtains that are there don't fully cover the window. During a one week stay, we only saw a member of staff once, so don't count on any kind of assistance. Our room and the communal kitchen were as clean as you can get an old property. The location couldn't be better. You can easily walk to rainbow street, the church, the old harbor, the Harpa, most museums and the BSI bus terminal. Bus stop number 3 for excursion pick ups is right outside the door. This is a good choice if it is all you can afford.

Our stay at Downtown Guesthouse was complex. The TL;DR/ short version: don’t expect any support if you have trouble checking in, or any other issues. The place is an okay place to stay, at best - 4 of 10 stars. Shout out to housekeeping for clean room and sheets. Management and hosts are non-existent. Make sure you get an emailed code sent to you before arrival: -- Before the “host” can respond to this review, let me point out, they trash anyone who writes this type of review as if it is the guest's fault they did not receive a code. Since the automated system through Expedia must be flawless, the guest is lying when they say they did not receive it. (See reviews from March 12 and March 6, 2024.) I called the property contact. I messaged via Expedia, I texted. Expedia is not the organization that never responded to me, a stranded traveler outside their establishment. That non-response rests squarely on the shoulders of Floki and Delve - the apparent hosts. I Literally never heard a word from them- hello/goodbye/ sorry/ go to hell. Nothing. -- Our overall stay was fine. I mean it is essentially a bed and a bathroom. “Guesthouse” implies you are a guest. And as a guest, I expected some form of “host”, Please know. There is no host here. Even Hostels have more support for travelers than this “guesthouse “ I would say the best part about the “Guesthouse” was that I could discern no bedbugs with my standard search.

Good value for money
The guesthouse has a good location, I received easy instructions for check in and the room was as I expected. There are good kitchen facilities, the rooms are clean and everything works. The only minus, but a big one, was a really awful madras! And proper darkening curtains would also be a plus. I didn’t sleep very well.

Quaint and lovely. Easy to follow check in after hours. Room was simple but clean and comfortable. Bathrooms and communal kitchen were lovely. Lots of dining options close by and only about 12 minutes walk to the BSI terminal so access to local busses and tour companies was a breeze.
