We loved the fact you can grab a bus to take you into the city, so close. The wonderful lady in the morning got to know us and confirmed our coffee and toast order. She knew us and was so warm and friendly . This place is perfect to sleep, grab your breakfast before you head out for the day to explore Edinburgh. When you are on vacation it hits the spot and I would come back again in a heart beat and stay with you all.

This place is filthy. The room smelled like sour milk, dirty carpeting, dirty bathroom. You will have a better bang for your buck at a hostel. This place is not convenient - zero pubs, restaurants, stores around.

This was the worst place we stayed in all of the UK while we traveled for 2 weeks. The advertisement makes it sound like it's the guest house of Craigmiller Castle... it is NOT. The blinds didn't close so a street light poured in all night long directly outside the window- we had to use bath towels to block some of the light which was unsuccessful. The shower was disgusting- none of us would even use it. I stepped on broken glass left in a bathroom (clearly the bath wasn't cleaned well) and no one would respond to my contact about the issue. There was no one on staff when we checked in and could only communicate via a Ring doorbell. The breakfast cereal offered was clumped and old. The price I paid was for what I thought was part of a castle- do NOT waste your money!!

This was the worst b and b I've ever stayed in. The outside was reflected on the inside, the stair carpet was dirty with holes even to the point of wood showing from behind it. The room (6)carpet was filthy too with stains all over, I have photos to prove it. The TV didn't work the bedside lamps were old and worn and thread bare, there was scuffs around the wall paper and the skirting boards needed a good paint. The bathroom if that's what you can call it was so small and just very grubby looking. We were meant to stay 2 nights but just left after breakfast which was extremely poor even for a continental style.. Pre packed shop bought waffles and croissants, what I believed to have been hard boiled eggs and baby bell cheese out but not refrigerated with yogurts also out and tinned fruit uncovered....pot of tea with 1 tea bag between 2 people.. Very poor!

Arden guest house Edinburgh.
When we walked in and seen all the carpet stained and loose, we thought what will the room be like. It was marginally better. Very dated and needs a lot of work. Breakfast was nice.

I don’t normally leave negative reviews however I wouldn’t want others to have the same experience as us. If I could rate this place 0 stars I would. We arrived and upon entering the room could immediately tell that we wouldn’t be able to stay. Dirt covering the room, broken furniture, and stains covering cushions, walls but worst of all, the bed. Pillows and bed spread were torn and there was an unknown liquid splattered across the wall behind the bed. We attempted to go and find the lady who had checked us in to discuss and find a solution but she had disappeared so we were left with no choice but to leave and find another accommodation. Seriously disgusting and disturbing, I have to believe that the 5 star reviews are made up. Booked through Expedia who should be appalled to advertise such a terrible place leaving customers out of pocket with no ability to gain a refund for a place we were unable to stay.

Upon arriving at the property we were buzzed in by staff that was off site. There wasn’t anyone to ask questions. When we entered the room it smelled strongly of mold. There was mold all over the walls in the closet. It was so bad we couldn’t stay there. I had to call the off site staff to work this out she was helpful, but it’s much easier to deal with that sort of thing in person. I’m still waiting on Expedia to see if I got my refund.

There is very little to say positively about this place. The mattresses are worn out and you feel the springs and can see the indentation from bodies over time. The carpet is worn out on the stairs to the point you can see and feel the carpet nails. The mouse traps in the room are discouraging and then there is left over food from other visitors. The bathroom needs to be deep cleaned to remove the mold, dirt and mildew. Really not a place I would stay at or recommend. Breakfast did have good toast and the staff was there the second one was done with anything to take those items away. There is one hour for breakfast and limited check in time. Overall, keep looking for another place to stay, this facility is over priced and is in need of a good cleaning and several repairs.

Disappointing stay
For the cost, give this one a skip. The place is very run down, very smelly (maybe a plumbing issue?), WiFi was intermittent, and check in process was sketchy and unclear. Continental breakfast was decent, so that was a plus (cereal, toast, boiled egg)… Honestly, was ready to leave first thing in the morning. Would not have stayed a second night if we had booked longer.
