Situated just off Leith Walk with 3 supermarkets close by it is in an ideal position for access to the city centre . There are numerous buses and a tram line running into the centre a short walk away and the rooms and shared kitchen provide good budget accommodation.

Small but clean room, staff were helpful and seemed to enjoy being there. The room contained the bare minimum but the bed was easily big enough for 2. Great location. Hand soap in the bathroom would have been nice as we had to use body wash. The walls are also thin and could hear snoring next door.

Staff were helpful and explained everything in arrival. Clear direction as to where the room was. You get given a towel at reception if you need one, you can pick up shower gel and shampoo and you can help yourself to tea and coffee in the reception area, ni brewing facilities in the room. The room itself was very clean with the basics you need, desk, wardrobe and some shelves if you're staying longer than a night. Bathroom was very clean and shower was decent. Overall a very good stay.

Second time staying here and I still believe it is a great place to stay, property is ideally located and easily accessible by public transportation. It is around a 20 minute walk from Waverley train station. The staff were very friendly, and explained things in detail making checking in a smooth process. The rooms themselves are decent, clean bed, clead linen and plenty of storage should you need it. The bathroom facilities are good, nice and clean and you can get 1 towel for free from reception, along with shower gel and shampoo. You can also get tea & coffee and milk from reception to use in the shared kitchen facilities, which has all you need to make/prepare a meal if you needed to. Overall another great stay, thank you.

Budget comfort had everything one needs for simple living. Very nice stay. Students were mostly friendly and accommodating. Location convenient to tram, shops, restaurants etc. Parking offsite about 15-20 min walk.
