This was a "tiny house" arrangement. Great amenities, clean, spacious enough for 6 if you need it. Not too far down to town and the grocery story (10 minutes) and not far from Springdale/Zion (<20 minutes). Self check-in with a keycode on the door, so make sure you check that before you get there (if you don't have good cell coverage). No interaction with anyone on "staff" at all. Great value for the price compared to many other places we stayed on our trip. We stayed 2 days, but could easily see staying for a longer period since it felt like being "home".

This property was amazing! Super clean, full kitchen with pots, pans and appliances. We are a family of 5 so my son slept on the Queen pull-out. Management very easy to get a hold of. Pool is somewhat small but does the trick when you want to cool off after a long hike. About 15 minutes from Zion. We will Definitely be back!

This cute, modern tiny home was spacious and very comfortable. We enjoyed some downtime and even cooked a simple breakfast. My child loved the loft and spent a lot of time up there, awake and asleep. She was actually upset that we hadn’t booked more nights here. The master bedroom had a nice bed and bedding. The bathroom was a little tight due to the small countertop but everything worked perfectly. And it was so convenient to have a Tesla charger right there by our parking spot.

This is a new and modern place. There are multiple units lined up in a row and all use a shared parking lot. Each unit is very well done. Very clean. Modern appliances. Full kitchen. Includes a generous snack box on the table. No required "chores" at checkout. There was one bedroom downstairs and 2 beds in the loft upstairs. The steps are very steep to the loft and the loft ceiling is quite low so adults basically have to crawl on hands and knees. There us a very clean pool and hot tub for shared use but there were no other guests using it when we were there. Only somewhat odd issue is that the actual entrance to the unit was not facing the parking lot so you had to walk a little down the sidewalk to the end then back up the other side to get to the front door. More hassle for luggage but ok. Very drivable to Zion.

The RIV at Zion is unlike any resort and cabin hybrid we’ve ever stayed at. It never feels crowded, and the pool and hot tub overlook the canyons with a perfect view. At night, the stars are so clear you can see the Milky Way. The units are beautifully organized and genuinely luxurious. Ever since staying here, every other vacation spot gets compared to The RIV. That alone should tell you how special it is. Don’t miss out.
