Great place to stay for a short break in London
The hotel is small and close to the Kings Cross station, perfect hub-point to get around London. It is close to amenties, such as a supermarket, restaurants, pubs and cafes - there is an excellent French cafe within a 2-minute walk. The room itself is small, but has all modern amenities, e.g. tv, tea/coffee making facilities. Breakfast bags are provided in the morning or the night before if requested. These consists of a piece of fruit, cereal bar, muffin and a orange juice. The staff on reception are warm and welcoming. A wonderful place to stay for a few days in London

Really nice hotel for the price, modern rooms, clean and convenient location. The complimentary grab and go breakfast is a nice touch

Nice stay in a very convenient location
I had a lovely stay. Aminesh and Kevin were most helpful and friendly and the accommodation was very comfortable.

    Cosy, functional with some character
There are a lot of smaller hotels in converted houses around kings cross, but finding a decent one is tricky. The House of Toby was a safe bet but you need to set your expectations right... they are small rooms, decently priced, without many frills. For the same price you can get a travelodge with bigger rooms and a restaurant, but if you’d prefer a bit of character then you’ll enjoy it. The rooms are clean, decorated well and have high quality en-suites. Someone is always on reception and the air con was very good. Downsides are there is no lift and a max walk of 5 flights of stairs, the inroom safe isn’t big enough for even an iPad, and the luggage storage area is in an unsupervised corridor. There is no hotel public toilet and no restaurant or bar, although you can buy water at reception. On balance it’s worth the £100 we paid to stay, as the location is perfect with less than 5 mins to kings cross. Everything you need is on your doorstep and so we were happy to come back to a small, yet functional and nicely decorated room with a little character. Set your expectations right and you’ll have a good stay. What you don’t get from the hotel (restaurant, bar etc) is right outside your door.

Only good for a few hours' stay, look elsewhere
We picked the hotel due to price and proximity to King's Cross. About a ten min walk from the station. Small, claustrophic building, with really tiny rooms, bathrooms you can barely turn around in. Carpets were filthy. I would not even call it a hotel, more like a tall house with bedrooms. If all you're doing is spending a few hours, it works. Otherwise skip it. The good part is the refurbished rooms, all were redone with newer fixtures which is what led me to it in the first place. Breakfast was a joke, they hand you a bag containing an apple, a box of juice and a muffin. All very cheap quality.
