Lammas park hotel
Breakfast very good, good choices. Rooms very large bathroom huge. Settee and soft chair in room not that comfy but not really a problem. Private Parking right opposite. Our sat nav had difficulty finding it as it’s up a little side road. Sea view. Plenty of pubs local to Lammas house just a few mins away, all in all good few days away

A beautiful building in a quiet location with a delightful view over Dawlish. Our room was charming, with comfortable beds and a nice bathroom. Homemade biscuits alongside the kettle etc. The breakfast was delicious. We had fresh fruit salad, smoked salmon, spinach and poached eggs.

Georgian charm and great breakfast
Lammas Park House is a gem in Dawlish and an excellent guest house. Ou hosts, Fiona and Rob, were efficient, friendly and not over-bearing, and their guest house is run in much the same way. Each of their rooms is named - ours was 'Oxford' - and the room could only be described as gigantic. The king sized bed was very comfortable and there were plenty of amenities, plugs etc. as well as a large screen TV with FreeSat. The huge bonus was the extensive sea view as well as the views of surrounding Dawlish from the room. The bathroom/dressing room was equally huge and the one thing we found slightly odd was that in a bathroom that size, there was no bath, only a shower (the room could comfortably accommodate both). Breakfast was very good indeed with a sensible menu with enough variations for most appetites with all food cooked fresh. The Lammas Special breakfast of Smoked Salmon, Rosti and Poached Eggs is a must. Lammas Park House is very close to the Dawlish Strand and its shops. Pubs are a bit of a mixed bag so I'd probably avoid those, but local restaurants including 'The Smugglers Inn' on the Teignmouth Road are worth checking out. Be aware though that locals tend to eat earlier so getting tables beyond 8:30, especially if you're trying to book last minute, can be challenging. Finally a shout out to Dawlish Cabs who were fast, efficient and well priced. We'll definitely book to stay here again. Great room, nice people and a memorable weekend.

Superb accommodation and a great location
We had a wonderful couple of days at Lammas Park House and would thoroughly recommend them. Their hospitality was excellent, the room and beds extremely comfortable and the breakfast wonderful. For me the Stornaway black pudding in the cooked breakfast was to die for! The quality of food was superb, and our room (York) had a stunning view. The location was so convenient too, being a few minute's walk from the town centre. Even though this was a November stay, there was plenty to occupy us in the town and beyond. Fiona was a constant source of great tourist advice, capping it off with her recommendation of a visit to Topsham which turned out to be excellent. Many thanks to you both -we'll be back some day!

The perfect B&B experience
Our five night stay at Lammas Park House was as close to perfection as we have found. The building is beautiful, the room was huge and comfortable with a superb view, the service from Fiona and Rob was immaculate and the food was fantastic. We wouldn't change a thing and it's definitely on our list for a return visit.

Lovely hotel, excellent breakfasts
Third time staying here. The hotel and staff are welcoming and charming as usual, and the breakfasts are always excellent. The room is huge and recently renovated too, which was a nice bonus, with lovely sea-views, especially in the morning.
