The beds look like hospital beds and the shower is dirty. I would not recommend staying there.
Basic but fine, unbeatable location
Nice location on the beach and room ok. No intimacy in the shower and very cold shower. The staff almost doesn’t speak english.
Photos are totally deceiving! the rustic cabanas are extremely rustic- worse than camping in my opinion. They were dirty, not private (no curtains on our windows so anyone walking by could see right in) and it didn't even have a fan! The women's showers were freezing and the lights didn't even work- terrifying experience to shower at night. It feels like they're taking advantage of the prime location on the beach as that is the only reason to stay here.
The beach and proximity to Tulum archeological site are 5 star amazing. The food at the restaurant was really good. The staff were friendly and kept the room was very clean. But the bathroom was horrid. It wasn’t just the black mold seeping through the walls, it was mostly the horrendous sewer smell. We couldn’t stand to be in the bathroom. Additionally, you could hear everyone around you. We were awakened very early both mornings by loud or upset children.) We were in the hotel lower floor #4. The price was lower than most along the beach. But there’s a trade off for what you get. As long as you’re not in the room, it was a nice place to stay. We Really liked the beach. (FYI, typical of many places, WiFi only available in lobby or restaurant.)
amazing bed, common areas very well kept and clean. same for the rooms. but when it comes to frontdesk management, hands down one of the worst i’ve ever experienced, rude, non helpful, un caring of customer concerns and requests, same applies for the night shift.

Great location on the beach. Despite what others have said, I found the staff to be friendly and helpful. The grounds are well maintained. I wish electricity was provided all day not just 7pm to 8am. There was only one electrical outlet in our room so we had to choose between using the fan at night or plugging in our phones. We choose the fan as it was quite hot. If you need towels you must leave your ID at the front desk. I recommend bringing your own towel, shampoo/conditioner/soap, shower shoes, and bug repellant. The mosquito net in our room did not close all the way so we were eaten alive by bugs. The bed was hard. This was my first time doing the whole “glamping” thing so I guess some of the things I found to be negative were just normal.
Hotel Zazil Kin has the best beach access for the value. You’re not going to find another place to stay on Tulum beach for this same value. If you care more about beach accessibility and experiences over modern comforts, then this is the place for you. The huts that we stayed in were very simple but clean and the whole area felt very safe.
Location was great. Staff was great, bar tender was awesome and the food was good.
