Good value stay during the festival
I was there during the festival so was hardly in the room - and it was fine for my needs as a solo traveller. There was also a shared kitchen. Well located, good views, and quiet (not a given in Edinburgh at festival time). And above all, very good value

Terrible bed, ok location.
No laguage storage. The bed was the worst i ever felt and heard every move on it. They only gave us 1 pillow and something weird as a second one - we were 2. The location was ok, staff is nice.

Student Acommodation. Don't expect hotel amenities
Student dorm rooms let out during summer season, so it is not a proper hotel. The service was just OK, as it is obvious that they have little experience running a hotel. Better attention to detail and a better room cleaning service would bring rating much higher.

Great booking while festivals going on
Very good price for location. Dorms of college, rented while students on break. 1st room I stayed in had a small kitchen, not very well stocked for cooking. Front desk was very nice and brought me a few cooking tools. 2nd room I stayed in had a shared kitchen and easy to cook and large refrigerator. I liked hotel because great price and good location, close to sites. I stayed in August and 6 festivals were going on, so hard to get a reasonable priced room.

Perfect location, rough around edges
My first time staying in uni halls and this was perfect in terms of location for the fringe. 2 mins from beautiful Grassmarket area and only 10-20 mins walk to any of the key venues and city attractions (plenty nearer). Good points - plenty of room for me - small double bed, desk and chair, wardrobe, small ensuite and access to good size kitchen area (nice to mix with others) plus common space in the basement. Good free wifi. Felt safe and everyone on reception very helpful. Worked perfectly as only in the room at breakfast and then not back until late. Negatives - small double bed against the wall which might not be ok for some couples, ensuite smelt terribly of urine - clean enough but not v pleasant, the rooms I had access to were a bit on the dark side and lacking decent size windows, carpets in the hall area very, very grubby and best not to wonder what some of the spillages were..! Don't think the rooms are particularly well insulated against noise but was lucky re room neighbours. Sounds like lots of negatives but actually this was perfect for me for the fringe - loved where it was plus a Sainsburys at end of the road which helped re self catering. I think it was great value for 4 nights in the middle of Edinburgh during the fringe - had access to lots of space, ensuite room, and supportive reception staff. Ultimately it was better than I expected!

Portsburgh Court stay for the Fringe
During term time, this is student accommodation. The room was spartan but comfortable and one of 5 in a "student flat". The private bathroom was a bonus as generally a couple of shower rooms are shared across the five bedrooms within the flat. I did not use the kitchen. The reception staff were very helpful. Considering the closeness to the centre of Edinburgh, the area was quiet in the evening and during the night. WiFi was included in the price of the room.

Good value base to see Edinburgh
We stayed here for 4 nights for The Fringe Festival. Compared to hotel prices it was very good value. Reception staff were helpful and provided extra pillows, coat hangers and a hairdryer. The bedding was comfortable although the bed seemed small for two. The shared kitchen was great for to allow us to have breakfast in the room before a full day out at the Festival. Free WIFI was good. Ensure bathroom with toilet and shower cubicle was basic but did the job. No TV in the room but we were out all day and not back until late evening. We could walk to the centre in approx 20 to 30 mins . We used the Haymarket train station as it was nearer than Waverley.
