Not what you book.
Booked a single room with own bathroom for £62, there was a cheaper option of a twin room but had a shared bathroom,I didnt want to share a bathroom. Anyway after checking in and told which room to head to it didnt have its own bathroom,it was next door.I thought ah well thats not too bad as long as its just for my use,but no..i heard a few folk walking past at all hours going to the bathroom. Now i know its no massive deal but if you book something you expect it dont you. Place was really noisy at 6am on a Sunday morning with bumping and doors banging. Very quick to take payment from my card too. Just really disappointed.

Fantastic place to stay with well furnished and uplifting quality rooms and the breakfast is outstanding. They even helped to make sure I had breakfast early morning so that I was fed before getting my return trip back home. I would definitely stay here again.

Charm, Character and Convenience Won Us Over
This is a charming hotel on a cobblestone street very close to Calton Hill, which has excellent walking paths to a scenic overlook and area of monuments. Just down the street are a variety of restaurants and shops. The hotel itself is more like a B & B with less than 12 rooms and offers a made-to-order breakfast with very kind, caring servers. Our room was spacious and quiet; however, we were located on the fourth floor and had to climb three flights of stairs (no lift) each day. Don't expect high tech, since wifi is a bit spotty and the rooms have no TVs, but who goes to Edinburgh to watch TV??? Very convenient location and comfortable stay. Would definitely recommend.

Lovely hotel in Edinburgh
Lovely hotel, with incredibly friendly staff. Quaint hotel, which was perfect for a weekend in Edinburgh. Walkable to the city centre. The place was well cleaned, a little tired in places, but very nice. The morning breakfast was delicious! Would happily return.

Nice little hotel, handy for the Fringe
I was in Edinburgh for the Fringe and needed a base to easily reach different venues without spending an arm and a leg. The hotel is located 5 minutes from the end of the tram line to the airport, the rooms are big and clean and the bed was comfortable and quiet. Breakfast was nice and staff polite and helpful. Couple of minor negatives: internet was a bit spotty in the room; front door needs a bit of oil, very loud noise when opened. But I would go back, plenty of Fringe venues close by and easy to get to Royal Mile.

Post Playhouse stay
The location is ideal for the playhouse. The road up to the hotel is steep if you are walking. If you have physical difficulties ask book a room on the lower two floor. The stairs inside are quite steep. The bed was not the most comfiest, also the frame is larger than the mattress. I knocked my leg a couple of times going round the bed. Breakfast is fresh cooked. Staff are friendly.
