The condo was amazing! The building was impeccable and the foliage all around was magnificent I would’ve liked it more without the construction around it but it’s a temporary problem that will only improve the area. I also would’ve liked more dining options since I traveled with my three kids but overall it was a great stay and having a full kitchen where we cooked their meals was a definite plus for us.

Overall, the property was nice, but it could have been cleaner. The difficult part was the host not sending check-in instructions to us ahead of time, so when we got there, we couldn't check in for a while and had to wait around late in the evening. That was a major inconvenience for us after long trip. The property is not maintained very well, unfortunately. Once we got hold of the hosts, however, they were nice and allowed us to have a later check out.

The property is absolutley beautiful and the place was very clean. The road is unpaved and pretty rough, but short drive from the main road. Lots of new construction in the area so there was quite a bit of noise, but that will improve over time. When i booked it said the unit would have a private plunge pool,but ours did not. However, theres plenty of rooftop pools to choose from that were always empty, so I wasnt to disappointed. Confirmation and instructions on how to get into the unit didnt come through until well after we were supposed to check in. Definitley recommend downloading whatsapp to communicate to the concierge as its the only real way to communicate with anyone. Overall I would definitly stay there again. Great place for the price

While the Hotels.com property pictures look great, the single rooms were horrible. Bugs in the culinary drawer, extremely basic like a roadside Motel. Immediately off property is third world, and does not feel safe. Unpaved rock roads make walking difficult, no street lights, and streets are immediately adjacent to deep jungle --- easy for criminals or stalkers to hide. Our first trip to Tulum, and really surprised how third world everything is. Beaches dirty, side streets piled in trash, and all hotels are secured inside of large walled compounds. Beautiful new properties popping up, but vast majority look like construction has completely halted, or been abandoned. Maybe just workers work at a snails pace. MystiQ has no front desk, and communication is via email. Would NEVER stay there again. Super super basic and minimal everything --- contrary to the beautiful pictures advertised.

The condo was clean and the service was adequate. As a condo rental it lacked a few household items as pool towels or general pool cleaning. The water looked unkept but you can tell other units were receiving maintenance. The outdoor furniture chairs and table should be removed as they are rusted. A duster and dust pan would be helpful to clean off any sand. At the time there was no construction work happing at the site next to the building but the many sites being worked on around the area. Still there area was very quite. A rental car or bike is suggested as the town markets are very far to walk to and so is the beach.
