Outdated structure
Old structure, misleading photos, rooms on the 3rd floor with no elevator.

Amazing stay!
Great small hotel! Super friendly staff! In the middle of Rome so you can walk to a lot of attractions. Free Breakfast that includes freshly baked pastries!

Great location but room not as advertised
We booked a Quadruple Room for four of us and according to the website it is supposed to have 1 Queen Bed and 2 Twin Beds. However, probably due to it being peak season with quite a lot of families visiting Rome, what we got was a Triple Room plus one foldable bed. They didn't mention it but it looked obvious that in order to make space for the extra portable bed, several furnitures were moved and made the room quite crowded. The whole room had one armchair, and no proper table to put the kettle, so we had to boil water in the toilet. Aside from that, the location is very convenient. Nice shops and restaurants around. The staff are quite friendly, but the reception is two floors up with no elevator. The hotel does not have its own building - it is part of a building that contains other vendors. It's a different experience.

Cosy hotel in a prefect location
Residenza Frattina was the perfect choice for our short weekend in Rome. It’s a wonderful, cosy hotel in a fantastic location for exploring Rome. It’s a few minutes walk to the Spanish Steps and the metro, close to the Trevi Fountain and just off the shopping street of Via del Corso. The quadruple room was perfect for our family of four, with a double and 2 single beds, air-conditioning and a free minibar with soft drinks. There was also a small balcony where we could sit out. Our room was close to the breakfast room, so we did hear a little noise in the morning, but it was not a problem for us. Breakfast and the breakfast room was lovely. The hotel provides a small, complimentary ‘buffet’ of coffee, tea, water, pastries, fruit, etc. which is available all day. All the staff were helpful and friendly, booking airport transfers, recommending restaurants, etc. We would definitely stay here again on our next visit to Rome.

Very Good8.0
Overall excellent experience. Only challenge is the lack of a Lyft/elevator. We had an older (senior) member in our group and climbing 4 flights of stairs every day was bad. Had we known, would have never picked the hotel.
